Traditionally, this is a very well regarded elementary school and our research and interviews back up those beliefs.

Buying a home is an exciting and complex adventure. Like with any tough decision in life, typically the best decisions in real estate are made when an individual makes use of helpful resources in the form of advice, mentoring and tools available at their disposal.
In Georgia, Buyers Agents act solely on behalf of the buyer and owes a fiduciary duty of utmost care, integrity, honesty and loyalty in dealings with the Buyer. The agent will negotiate on behalf of, and act as an advocate for the buyer. Who wouldn’t want an agent that is an expert in the area acting solely on their behalf with their best interests in mind? The question that naturally comes up next is- How much will it cost me? The answer is that in almost all cases, the seller of the purchase property will pay the buyer agent a commission for bringing a willing and able buyer into the fold. It is extremely rare that the buyer will pay the buyer’s agent for their time and service in assisting the home search. Today I decided to add this property at 1605 Ridgefield Drive, Roswell GA 30075 to my 5-star listing profile. Click here to view the property by entering in the MLS# 3860084. I love highlighting favorite properties of mine and sharing them with others. My hope is that home buyers looking in Roswell will gain some insight into the area from these posts. My goal is to find homes that have the total package whether they list for $800k or $100k.
This is also a good opportunity for a disclaimer. Very rarely will I perform a full price analysis on a property I feature on this site. I would love to do so- it would add a lot to the discussion. Unfortunately, my entire day would be devoted to doing market analyses on my featured Roswell homes.
I will from time to time have topics on pricing homes, making offers etc but my 5-star listing posts have nothing to do with the way a home is priced. The listing price of a home has no real effect on the way I operate or my clients operate when it comes to finding property anyway. We’ll get it for the price we want or move on.
1605 Ridgefield is a solid home in a very well regarded Roswell subdivision- North Point. Home prices in the subdivision are stable although there have been some slight drops in certain market segments. Overall, the ingress/egress here is outstanding with 120 and Historic Roswell equally accesible. There is also reasonable access to GA400 as well. Finally, the schools within this district are all rated at least an A by 1RG.COM. This is one a new Roswell GA home buyer would want to take a look at to at least set his pallete for more to come.

A couple days ago I offered up a Roswell GA homes discussion about this property at 1004 Merrivale Chase currently listed at $479,000. This property jumps off the page at you immediately but the dilemma lies in the homes location and dependence on Holcomb Bridge.
Some information has come to our attention that this home could be one to keep an eye on due to a potential distressed sale situation. I would be interested to see the security deed on this one and remaining debt to be paid off to the bank. This Roswell home could be a potential deal and definitely one to watch.

The average real estate listing price is $348,324. There are 18 homes listed for sale below $300,000 and 19 above $300,000. This has typically been a less regarded school among the stalwarts in Roswell but 1RG.COM is not buying the negative hype. I believe there is value to be had in this district for Roswell GA home buyers who are looking for diversity.
