The Roswell homes in Mountain Park are known for having a scenic environment surrounding them. This subdivision lives up to the billing. Wildwood Springs is a very kid-friendly subdivision as well for those looking for a family environment. The community has a great tennis complex as well as kid’s playground and basketball court. I am including this listing and subdivision in my list of kid-friendly subdivisions. Overall, the location is great with a bevy of activities and attractions close by along with ease of access to a number of grocery stores and a Target very close by.
At first glance the price seems reasonable. There have been a number of recent sales both below and above this list price. This Roswell home would definitely require an in-depth market analysis to determine a quality offer. Plenty of Roswell GA homes stories to come. A new listing in the Roswell Station subdivision provides some needed punch to the Roswell GA homes market today. 160 Pullman Trail, Roswell GA 30075 came on the market today listed at $460,000. Click here to view the listing by entering the MLS# 3881256.
The location here is simply outstanding with a lake lot within the subdivision. The subdivision is directly across the street from Roswell Park as well which has a number of activities available from the large gymnastics program, baseball, football, tennis, lacrosse, swimming, walking and jogging trails. Crabapple itself is lined with sidewalks all the way north to 92 and south into Canton St and historic Roswell GA. The homes in Roswell are known for fun right outside your door but this one takes the cake.
This Roswell home is outstanding as well with a great updated kitchen, breakfast area, tremendous sunroom, large master, large master bath, basement office, two tiered deck, boat dock etc. The home’s price is probably a little steep here though based on the comparable sales in the neighborhood. Today’s Roswell GA homes feature focuses on a price change in the Chickering Subdivision off of Pine Grove Road very close to and within easy access of historic Roswell. 335 Thorndale Court, Roswell GA 30075 was originally listed at $499,900. Chickering is a classy subdivision with a great location and well maintained homes. There have been nine Roswell homes sold in Chickering since last March 2008. Of those nine, two were similar five bedroom, four and 1/2 bath homes. Those sold for $462,000 and $483,000. Neither of those homes were as nice as our featured Chickering property for a number of reasons.

The $462k sale had a terrace level game room with linoleum floors and florescent lighting which came off looking like a hospital. The other for $483k just doesn’t stack up to this listing both from the exterior and interior. Looking at the listing notes it seems obvious as well that there is probably additional wiggle room to be had here. So, this is definitely one to keep an eye on. For today’s Roswell GA homes article, we take a quick look at the art of finding private rental homes. Families tend to have a difficult time looking for private rental homes in Roswell or anywhere for that matter in Atlanta. There are a number of valid reasons for this frustration. First, the information is lacking in any real tangible form online. The rental business is not a lucrative one by any stretch of the imagination for real estate agents. It’s a sorry excuse but there simply isn’t much incentive to create fancy online MLS listing portals as we see with other well known “for sale” sites. So, those interested in rentals are left with lower quality websites and information. Many turn to craigslist and other free or cheap posting sites like the local paper. This is a difficult venture as well due to the lack of information and hesitation at dealing with a potentially unscrupulous poster/landlord. However, craigslist does sometimes have homes posted there that are not posted formally with a MLS.
There is no lack of availability when it comes to homes listed for rent these days. There are numerous options available. As of the date of this posting, there are 129 available rental homes in Roswell alone. The easiest way to access this information is to set up an organic homes search page specifically geared towards rentals. Find several potential properties and go viewing. One of the “semi-historic district” Roswell homes makes an appearance today in our Roswell GA homes discussion. 2055 Bluffton Way, Roswell GA 30075 came on the market today listed at $359,000. Click here to view the listing by entering in the MLS# 3879147.
The listing price for this home is well below what has been market for this subdivision. The lowest sale price over the past few years was $425k last June. However, there are no pictures so we can probably assume from the comments that there are no remarkable upgrades and thus the interior is much like it was when built in 1998. Nothing necessarily wrong with that. A complete market analysis would be necessary here but this could potentially be very good price on this home

The Roswell homes located on and around Pine Grove are very popular. The location is very convenient to the restaraunts and shops of historic Roswell. I believe there are sidewalks all the way to Canton Street so potential buyers could get a little exercise while taking in the fun.
