As you may or may not know by now, our Roswell Homes Deal of the Day pops up on this site from time to time and features a brand new listing that is a good to great value and ready to sell. Our Roswell GA homes feature for today focuses on 2020 Bridle Ridge Trace, Roswell GA 30075 which just came ont he market this morning and is listed for $279,000. 2020 Blue Ridge Trace is located in the Highland Colony Subdivision which is in western Roswell off of Old Mountain Park Rd. A right turn off of 92 just past Roswell Corners shopping center would land you at Highland Colony. Highland Colony is a nice established neighborhood built in the mid-80′s. Lots are similar size and the homes and landscapes are pretty well maintained. The school system is considered to be the top location in Roswell with Mountain Park Elementary, Crabapple Middle and Roswell High School. So, public schools are a very legitimate option with this Roswell home’s location.
I am very impressed with a number of features at work on this listing. First, the home has brand new hardi plank siding. There are new hardwood floors throughout the main level including the master. The back deck is impressive as is the backyard as well. The lot is tucked away slightly from the rest which provides some measure of privacy. This home is priced at the bottom of what homes typically sell for in this neighborhood. First, if you are serious about searching for homes in Atlanta then you really need to have a custom home search page created. The custom search can handle most any situation from a very generic home search to the most specific requests. Click on the Organic Search Page link to submit your request. I guarantee it will save you at least one hour a day online rummaging through MLS sites. You will also be the first to get notification on new listings. MLS updates their system around 6am each day. The email notifications go out as soon as those updates are completed. MLS portals don’t update till later in the afternoon. So, there is a chance you will see new listings 24 hours before others depending on when they check listings each day. 24 Hours is a huge advantage on the great new listings especially once the market turns more in favor of sellers! There are many other great features of the Organic Search.
If you are currently selling or contemplating selling your home…I would encourage you to read the brief entry about Getting Your Home Sold which is on this site. Are your agents using a professional photographer? Are they having the home staged? What are they doing to market the home? Open houses are not a good alternative to an effective marketing campaign. Is the information in MLS accurate? I would guess that 90% of the homes that are coming on the market now have issues with their listing profiles that will affect their ability to be sold. Typically, it is one of the items just mentioned. I would be happy to speak with anyone about my home marketing plan.
