When Sharon Ivie became pregnant two years ago, she joined a group of other stay-at-home moms for the company and advice.

Edgewater Cove is a tremendous subdivision located within eastern Cobb County right off of Shallowford Road. Like most East Cobb locations in Roswell, the homes here provide great access to historic Roswell/GA400 to the east as well as Marietta and alternative commute options to the west and south.

A new listing in one of my favorite Roswell subdivisions, Lakeside at Ansley, headlines our Roswell homes feature for today. 140 Ansley Way, Roswell GA 30075 came on the market listed at $900,000. Click here to view the listing by entering in the MLS# 3938103.
The Lakeside at Ansley subdivision is located in extreme northern Roswell off of Cox Road close to the Cherokee County line. The vibe here is more low key than many other parts of Roswell. In fact, it might be more comparable to the Milton area in Fulton and the Woodstock area in Cherokee. I would rank Lakeside at the top for any development in either of those areas which is impressive since potential homeowner’s here get a more convenient location than some of the neighborhoods have in Milton and Woodstock. On the downside, there is a lack of natural trees in significant portions of the neighborhood. The homes in Lakeside can range in price from the high 700′s to the low $1M’s and were built earlier this decade.
Our featured Roswell home at 140 Ansley Way was built in 2003 and features 5 bedrooms along with 5 and a half bathrooms. The exterior is four sides of an impressive lighter brick. The Roswell Recreation and Parks Department has launched new program registration software, RecTrac, to make it easier and more convenient for residents to register for parks programs and classes. The registration program will be used for the upcoming Fall Registration on August 3rd.
To help prepare for this new system, users will need to create an account for their household prior to going through the Roswell resident fall program registration August 3rd. It is important to create your account prior to registering for fall programs. Users must allow up to one business day to complete the process.
RecTrac will provide a faster, more user friendly web registration including a shopping cart feature that will allow users to add multiple classes at one time. The new system also allows the capability to print past receipts, new ways to search for classes and programs and the ability to print a monthly calendar of the users registered classes.
To register your household, visit www.roswellgov.com and click on E-Gov Services on the left side of the homepage. Click on “Rec and Parks Online Registration” and then click on the “Create a New Household Profile.”

I have decided to forgo our normal Roswell homes post today due to a small amount of Roswell market activity. Instead, I think it’s a perfect time to focus some attention on the new appraisal process and the impact it is having on all real estate transactions. Why would you want to read this article? A fellow agent told me this week that 4 of her last 5 purchase deals had appraised below the sales price agreed to by all parties. The last of which came in over $40k below the sales price. Why is this happening? Find out below.
There are tremors running throughout the real estate market. Are they a forewarning of an aftershock following the plummet we have already experienced throughout the US?
Let’s take a really quick look back. Unless you have been under a rock or in North Korea (wonder which would be preferable?) you’ve witnessed the US government commit a vast vast amount of taxpayer dollars towards pushing the real estate market into a recovery. They have committed over 1 trillion dollars towards buying mortgage coupons in order to artificially hold interest rates down.
