Today’s Roswell GA Subdivision video tour takes us to a subdivision in the Hembree Springs Elementary School district that has a tendency of being misunderstood. Saddle Creek Subdivision sits right off of Crabapple Road across from the Sweet Apple Public Park and adjacent to Sweet Apple Elementary even though it sends its children down the road to Hembree. The subdivision itself is misunderstood as well since the homes in the Crabapple area are typically thought to have newer homes and compact lots right on top of each other. Saddle Creek is the opposite of that. The homes here were built in the mid to late 70′s into the mid 80′s and the lot sizes are typically large from 0.75 acres and up. It’s a great neighborhood with a great location. Homes for sale in Saddle Creek subdivision range from the very low $200′s up to the high $300′s given age, size and updates. Huntington Estates is a very popular and new swim/tennis community in extreme northeastern Roswell. The subdivision is quite scenic and extremely hilly. The lots are typically quite large with most well over an acre. I don’t believe there is any stucco here but I could be mistaken. One potential drawback for some buyers looking for homes in this community is the lack of a public sewage option. These homes are all on septic systems. This is a lightening rod issue for some people who have had issues with septic systems. Other buyers prefer septic. Both public and private options can present elements of surprise repair if not properly maintained. Given the newer age of these Roswell homes, new buyers don’t have to worry as much about a poorly maintained system by prior owners. I am a big fan of this subdivision which is known both as Devereux Downs and State Street which both connect together. This is definitely a Roswell community to check into if you are looking in this high $300-$500k price range. First of all, the neighborhood is well maintained and well put together. The lot sizes are reasonable and the landscaping/terrain is nice to look at. The subdivision has a quality swim/tennis component as well. Second, the Roswell homes in this development are in a great location overall. I love this stretch of Woodstock Road because it gives prospective homeowners access to a number of Roswell attractions. It is very close to historic Roswell and the great restaurants and attractions of Canton Street. It is extremely close to Roswell Area Park as well.
This is also a great place to be able to access all of the retail available near the intersection of Woodstock and 92. There’s too much stuff there to mention but basically everything you need. One other note…Just across the street from Deveraux is Fellowship Christian School which is undergoing a campus expansion. This is a very small private Christian School so it’s not anything to be overly concerned about. They have built a new football stadium which has not been approved for lights by the city of Roswell for some reason. I think it’s sort of silly but I do know that some homeowners in the area are not thrilled about the prospect of “Friday Night Lights” happening just around the corner!
I haven’t vewed this home personally and can’t get a good feel for it from the pictures. It does have six bedrooms and three full bathrooms along with one half bathroom. The backyard is obviously a potential selling point with a nice pool and hot tub. Crabapple Parc/Crabapple Lake Subdivision is a fairly uniform neighborhood in a very non-uniform location. I’ve mentioned before that Lakeside at Ansley is one of my favorite subdivisions in Roswell.
Lakeside has a great relaxed Roswell location. The subdivision sits in the northwest corner of Roswell off of Cox road almost directly across from the westernmost entrance to Litchfield. Access to commute and retail options is easiest via a five minute ride down King Road. There is also access to 92 via Cox and Wiley Bridge to the west. The subdivision boasts a 24 hour security gate and guard as well as a great pool and tennis.
As you can see from the exterior photo of this Roswell home, the grade of the lot is a slight concern especially for those families with young children. The floor plan is very attractive with five bedrooms and 5 full bathrooms including three upstairs along with one half bathroom. There is a great screened porch and stone fireplace.
