Let’s jump around to see the new listings today. First, three new construction homes are on the market this morning in the Atherton Park Subdivision which is located off of Old Alabama Conn very close to North Point Mall and Mansell Road. Click directly on the picture to access the listing. There are a total of 24 homes in this development on small acreage. This is a gated community. As you can see from the three new listings- the homes are very unique and do have a lot of character for new construction.

Next up: 4020 Inverness Crossing, 30075 came on the market listed at $414,427. Click directly on the image to access the listing information. If you’ve been a consistent reader of this site then you know I am a big fan of this subdivision and consider it a must see for for those looking in this price range. The access to 400 plus the numerous activities within walking distance make this subdivision stand out. New buyers who land in Inverness will also have great access to historic Roswell and Marietta as well.
3487 Johnson Ferry Road NE, 30075 came on the market with a list price of $349,900. Use the picture to access the listing information. This 3 bedroom 2 bathroom home is located off of Childers Rd just north of Shallowford Rd in eastern Cobb County. Childers Rd turns into Jones Rd and provides access to 92 and western Roswell/Mountain Park. The Chimney Lakes subdivision is your typical East Cobb mid-80′s neighborhood and features a tremendous school district.

We’re going to jump around a bit this morning and take a quick look at several new listings as opposed to focusing on one in particular. The first house up today is 5005 Riverside Park Drive, 30076 which came on the market at $775,000. Click here to view it. This home is located in the Riverside Park subdivision which is just off of Riverside Road across from the Chattahoochee River. Obviously, we’d all like to see some more pictures here and hopefully they will be coming up sooner than later.
Next up is a new listing in the Edgewater Cove Subdivision. 3137 Denton Place came on the market this morning listed at $600,000. Click the link to view 3137 Denton. I am a fan of the Edgewater Cove Subdivision which is just off of Shallowford Rd and just into Cobb County. Edgewater Cove is a mid 90′s subdivision so the landscaping is established. Some of the lots are a little snug with their neighbor but others have more space. This home has a fun interior with great deck space.
4637 Clary Lakes Drive came on the market listed at $525,000. It currently has no pictures up and I have no patience for that so this is all the time I will spend on it except to link it here in case pictures appear: Click to view 4637 Clary Lakes.
Next up is a new listing in the Saddle Creek Subdivision. 175 Glenclairn Court, 30076 came on the market this morning listed at $289,500. Click here to view 175 Glenclairn. The Saddle Creek Subdivision is right off of Houze Rd. Houze is a busy road in an dof itself but it provides access to even busier portions of Roswell and access to all of the retail needed in a short clip for those looking for that access. This is a smaller subdivision but nice overall.

Retail real estate nationwide is perhaps at its lowest point in decades. The situation is being exasperated by an obviously weak economy that has landlords and tenants suffering the consequences. Retailers have seen their business drop off and landlords struggle with the resulting higher vacancies.
Here in Roswell there is at least one bright spot. A new development that is nearing completion is the Eleven-Forty project on Alpharetta Hwy in Roswell’s midtown district. This location, which has more than 70 years of history, is going through something of a rebirth. The property was purchased by Ernie Geyer and Ralph Mills, who invested heavily in this project due, in part, to the city of Roswell’s midtown redevelopment plan.
The midtown redevelopment has been in the works for several years and, according to multiple sources, has finally received the green light from the Georgia Department of Transportation. The revitalization of this vital corridor is an important key in the continuing improvement to the city. Over the past few years this stretch of retail development has fallen on hard times and until recently has not seen significant improvement from developers or the city, which has led to its current under performing state.
According to Mills, “Roswell has the foundation to be the place where everyone from Sandy Springs to Cumming comes to play and shop.”
Mills’ new Eleven-Forty project is the first in what will hopefully become a new boom area for the city. The new owners believe that the redevelopment of midtown will attract new business such as their “anchor tenant” Thumbs Up Diner.
“The retail climate is the toughest anyone has experienced in 80 years,” said Mills. With this ever challenging economic environment, it is important that developers and city officials work proactively to ensure steady growth without losing that special Roswell charm. The midtown redevelopment will cost approximately $3 million and may begin construction before the end of the year.
In recent years, there have been few new businesses moving into the midtown area aside from tattoo parlors and title loan companies. While nothing is wrong with these businesses when they are the only ones buying into a particular area, the future is not trending in the right direction for positive growth. With this significant investment and improvement to the midtown area, higher end retailers will follow. Mills stated that their desire was the bring in “the upscale salon, wine shop, designer, clothing etc…”
Nationwide, according to Reis Inc, a New York City research firm, the national vacancy rate for neighborhood and community shopping centers is at its highest level since 1992. For both Mills and his partner they believe the midtown area can become a compliment to the resurgent Canton Street Historic District, hopefully making Roswell retail brighter than ever.

A new listing in the Edenwilde Subdivision headlines the Roswell Homes update for today. 550 Wilde Green Drive, Roswell GA 30075 came on the market today listed at $449,000. Click here to view this new Roswell home for sale in Edenwilde.
This home has been on and off the market over the past half year and sits on a corner lot. At least I am 99% certain I have the right home here. It’s actually a very nice property and has a heckuva lot to offer mostly on the inside. As you might or might not know, Edenwilde is a huge subdivision and very family friendly subdivision but the lots are smaller. Even still, there is room to play and run around some outside.

There’s not a whole lot new to report on today in the Roswell GA homes market. There are a few new listings which I will link below. I also checked into a handful of price changes on existing Roswell homes listed for sale but they were mostly an attempt to get back up into the spotlight.
I am considering beginning a “Best of Roswell” list which will be an Organic Search Page that everyone can access. It will accomplish a couple of things. First, it will allow anyone interested to give the Organic Home Search a test run. Please folks realize I am not here to entrap anyone in any lists or my newsletter for that matter. I am doing this stuff to help you find that dream home and to do that you need to have bigger and better tools than others looking. Getting off any email tool of mine is done by clicking one button. The other thing the “Best of Roswell” will accomplish is an updated list of my favorite listings in Roswell. Maybe a top 25?
