I was almost convinced to feature a remodel project with good bones in Roswell-East Cobb today but decided against it. I decided it was just too much of a project. It is is the group of new listings linked at the bottom of the page though if interested. Unfortunately, we don’t have any buyer clients interested in remodel projects at this time. I generally post with them in mind. We do have a higher end new home for sale from a FANTASTIC Subdivision today. 120 Elizabeth Cove, Roswell GA 30075 came on the market today at $600,000. Click on the picture of the house to view details.
The Brook Green Subdivision is an all-star community. Rarely do we get a new listing here but when they do come up they generally stand out and sell quickly for the most part. The community is very close to Roswell Park off of Woodstock Rd and within walking distance of both the park and Roswell North Elementary School. This is a prized family centric community even though the lots are smaller and homes fairly tight together. Feel free to let me know if you are interested in more information on this property for sale or community.
Stately and renovated traditional home listing in Milton wraps up our New Years Even bonanza. Ok, maybe bonanza is stretching it a little bit. Just need to figure out how to make these posts more exciting! 14510 Morning Mountain Way, Alpharetta (Milton) 30004 was placed up for sale at $595,000. Click on the image to view other information. Crooked Creek is a popular Milton subdivision which features golf plus swim/tennis. It has the laid back classic Milton feel where you believe you are probably 200 miles from Atlanta. Take a look at the renovations and if interested we can pull together some comparable properties.

The allure of Douceur de France’s baked goods is almost irresistible.
Three days after the shop opened last week in a former insurance office on Alpharetta Street in Roswell, Byron Brown said he came in for one item and left with four.
“I’ve lived in Roswell most of my life and always said the one thing needed to complete the Canton Street area is a good bakery,” he said, clutching a baguette and bag of pastries.
The shop’s name translates to “sweetness of France,” said manager and co-owner Brigitte Cacciatore.
It is the second for pastry chef Luc Beaudet, who with his wife and Cacciatore own and operate the well-regarded and hugely popular Douceur de France in Marietta.
“All our customers who came to Marietta from Alpharetta and Roswell kept saying, please can you open in a location closer to us,” said Ms. Cacciatore, a Roswell resident herself.
Dozens of different pastries and cakes in glass cases greet customers, and even more variety is available with a day’s notice.
Among the temptations are a chocolate mousse, orange cream and chocolate cake soaked in Grand Marnier, glossy fruit tarts, strawberry shortcakes, Napoleons and chocolate eclairs.
“Our pastires are very special, very traditionally French,” Ms. Cacciatore said. Beaudet makes them himself every day.
An area off tot he side can accommodate 62 dinners for breakfast and lunch. French staples such as quiches, grilled sandwiches of ham or turkeyand swiss cheese topped with bechamel sauce, omelettes and crepes are on the menus, as well as specialties such as eggs chicken Florentine and burgundy beef stew.
“Everything we have is made from scratch, and everything is hand made,” Ms. Cacciatore said.
Doucer de France is at 1173 Alpharetta St. For more information go to douceurdefrance.com

A lack of quality pictures isn’t stopping me from featuring a new listing in Alpharetta/Milton. 800 Barberry Court, Alpharetta GA 30004 was listed this morning for $659,900. Click on the image of the home for more details. This home for sale features six bedrooms with five and a half bath. The Hermitage is a terrific subdivision right off of Cogburn Road which is very close to downtown Alpharetta as well as all of the commercial available on Windward. The community is also within walking distance of Alpharetta North Park.
There are simply loads of new listings coming on the market so new buyers can afford to be a little picky. At the same time you also have to keep in mind that mortgage rates are likely to start their run to 6% over the next few months and the homebuyer tax credit will see the end of its run as well. We have tons of tools here at 1roswellga.com to help give you the advantage over the next guy with our Organic Home Search which will keep you posted on all market changes to your homes and areas of interest. Our weekly newsletter gives you important information about changes that can affect new or existing home buyers and sellers. The Homebuyer Book is a beginners guide to buying real estate. The Property Inventory Evaluation (PIE) will assist you and us in determining what you want and don’t want in a new home. After receiving PIE we can provide additional information of use to you and your family. A helpful Realtor who is determined to make your search a success is also of high value as well. (wink wink)

No activity in Roswell today but two very attractive options on new construction homes in Alpharetta headline our entry for today. First up is a four bedroom and 2 and a half bath craftsman style short sale in Watercrest Village. 220 Water Oak Place, Alpharetta GA 30009 came on the market today listed for $269,000. Click on the image of the house to view all details. This link is direct to FMLS so all contract activity will be posted here. Watercrest is a new construction cluster home community built in 2006. It’s located just south of Windward off of Hwy 9 in Alpharetta so it is very convenient to downtown Alpharetta. This property is ideal for those looking to avoid yard work (seems to be an ever expanding pool of buyers looking to avoid yard chores).
Next up is an even newer development in Alpharetta which has become very popular among certain market segments. 1615 Hartford Terrace, Alpharetta GA 30004 came on the market with an initial price of $339,000. Click on the image for more information. This property is located in the Hanover Place community which was just recently finished. The development is in northern Alpharetta just south of MCFarland into Forsyth County. From what I recall most of the homes in Hanover are ranch style with full basements. The property features an open floor plan with large kitchen and stone fireplace. Double trey ceilings, hardwood floors, bonus room upstairs with full bath and a corner lot does bring this home for sale to the front of the pack.
I’ve received a lot of questions recently about the Organic Home Search. In fact, I had a great conversation with an old client who was trying to convince a friend to set one up. I think I have taken for granted just how hesitant online visitors are to making contact with real estate agents and putting their name out there. I guess they feel like the entire world of agents will descend upon them and make their lives miserable. I can understand it because I felt the same way before I became an agent. At least we are still better than lawyers? Right?

We have taken a slight leave of absence for the holiday break as you might have noticed. Or, maybe it was just a food coma? Either way I needed a little time off from my daily blogging activities. It does take a lot of time and effort to monitor and discuss every new house listing, price change and sale in the areas we follow.
Overall, the website has grown very well in its first year of existence. We fully expect to grow by the same amount if not more in 2010. The goal at the beginning was to provide useful information that was current. Being current and up to date was a big thing for us. I felt that the up the minute community information was basically nowhere to be found online. It is true that there are plenty of sites that provide all listings but I have yet to find another that has the pulse of the new homes for sale as well as other community interests like we do. I also wanted the site to become a trial run for prospective home sellers and buyers to get a feel for who we are and just how hard we work.
There is plenty of great stuff to come in 2010. As I always like to say- you are either improving or falling back to the pack so expect 1roswellga.com to continue to grow its influence among our community and those looking to join it. Have a great turn of the decade and get ready for a big 2010!
