Our featured listing today comes from the Horseshoe Bend. It’s a property that has been on and off the market but has experienced quite a drastic price drop. 8715 River Trace, Roswell GA 30076 came back on the market today with a list price of $549,900. Horseshoe Bend is a community that I believe has grown more popular over the last year or two. I’m not 100% sure what this is in response to but I have a couple of guesses. First, I think it is following a more general phenomenon of families pushing closer in to the city. As sprawl took hold at the end of the 90′s, suburban families had no problem pushing further and further out towards the far reaches of Alpharetta and then into Cumming. This trend has been reversing for a couple of years and I believe communities like Horseshoe Bend which were popular to begin with are becoming even moreso. In addition, several nice new retail developments along Holcomb Bridge have change the perception of this location as being a little bit worn down and unappealing.

The property features 4,179 square feet via a recent appraisal. It has five bedrooms along with four and one half bathrooms. The school district is solid with River Eves Elementary, Holcomb Bridge Middle and Centennial High School.

Providence Plantation Subdivision Video, Milton GA

VIEW ALL CURRENT HOMES FOR SALE IN PROVIDENCE PLACE

New subdivision video today features about one minute and a half of footage of the the Providence Plantation Community in Milton. Providence Plantation is a very hilly smaller subdivision off of New Providence Road in the Milton High School District. There is another Providence Plantation in south Forsyth County as well so make sure not to confuse the two. This is a very laid back/low key community with large wooded lots.

Once again this location provides a retreat feel with easy access to shopping and retail via New Providence and Arnold Mill. Homes for sale in Providence Plantation Subdivision are usually in the low $400,000 range but market activity here is normally very light.


Oxford Lakes Subdivision Video, Milton GA

We’re forging on in our quest to capture video footage of every subdivision in Milton GA (crowd cheers). Next up is our video review of the Oxford Lakes Subdivision in Milton. Oxford Lakes would seemingly fit better in traditional Alpharetta. The homes here with few trees and bermuda lawns looks like your typical Alpharetta community. This is another popular neighborhood in Milton which is very family friendly with mostly younger families.

These first few videos are all of subdivisions off of New Providence Road which is very close to Arnold Mill and Crabapple. The location here is a key point to mention because this neighborhood provides the Milton location but still creates very easy access to a lot of shopping and retail options. Homes for sale in Oxford Lakes Subdivision typically range from $400,000 to $500,000. The last sale in the neighborhood was in the middle of 2009 for $505,000.


Providence Lake Subdivision Video, Milton GA

We’re diving headfirst into some Milton content as I’m sure most visitors have noticed from the recent subdivision posts. Next up is a very popular neighborhood in Milton. The Providence Lake Subdivision Video is up below for your viewing pleasure. The Providence Lake neighborhood encircles Bartenfeld Lake which is a relatively large lake for a community of this size. I would guesstimate this is a 5-10 acre lake with a number of homes having lake views and access via small docks.

This location is on the far western side of Milton and actually very close to Crabapple. The rolling hills as well as the lake and plethora of trees present more of a Mountain Park type of vibe for the community as opposed to the open and distant feel of most other parts of Milton. Homes for sale in Providence Lake Subdivision range from the high $300′s to low $600′s.


Roswell homes and other areas for sale Jan 27th, 2010

Tour of several new homes for sale in Roswell and Alpharetta is the topic for our featured post for today. First up is a new listing in the Chatsworth Subdivision which is in the Cobb portion of Roswell. 4556 Chatsworth Overlook, Roswell GA 30075 came on the market this morning for an initial price of $399,900. Click on the home image for more details. This subdivision is nestled right in behind quite a bit of commercial developments near the intersection of Sandy Plains and 92. Tax record shows 3,667 sq feet.

Next up is a new listing in the brand new Parkside Manor Subdivision in the Alpharetta High School District. 4666 Lakeway Place, Alpharetta GA 30005 came on the market listed at $559,000. Click on the image for all details. This community of craftsman style homes was built right in to Webb Bridge Park off of Webb Bridge Road. A great selling point for this community is the convenient access to walking trails and the rest of the park. Obviously, this is a unique opportunity only matched by a couple of developments in Roswell and maybe Milton. This type of development is more typical of closer in communities in Atlanta.
