Foreclosures and Short Sale homes for sale

I think it is time to start tracking the local distressed sales separately from our usual new listings discussion each morning. I have decided to create a new tab titled “Short Sales/Foreclosures” at the top of the page.

Each morning I will post the latest distressed properties available on the market. I am not sure about the format for this but I will probably have a running list of the past 10 days worth of new home listings.

In addition, I encourage anyone interested in these homes to set up their own email update. With your own individual update you can track the new foreclosures and short sales anywhere in Atlanta- not just Roswell and North Fulton. Just let me know the areas you are interested in searching.

Be on the lookout for this new link at the top of the page on the banner. Each morning I will update this “Foreclosure/Short Sale” page with any new distressed properties from that day. What do you think? Is this something you would like to see here?


Brookshade Foreclosure in Milton

New listings in North Fulton June 29th, 2010

Eighteen new homes in Roswell, Alpharetta, Milton and Johns Creek on the market today. All 18 can be viewed using the link above. A foreclosure in the popular swim/tennis community- Brookshade in Milton leads the way.

325 Oakhurst Leaf Drive, Milton GA 30004 came on the market for $507,900. This is a two story home with stacked stone fireplace, formal living and dining room. Unfortunately, the kitchen is not pictured in the images posted. It does feature two fireplaces, three car garage and hardwood floors.

At $507,900, this would be the second lowest sale of a 5 bedroom in Brookshade ever. You would expect to see some further decrease as well. The next lowest is $584,000.

There has been a lack of homes for sale in Roswell that we are able to feature but more than happy to look into the other areas we cover with this site.

New for sale in Roswell, Alpharetta, Milton and Johns Creek June 24th, 2010

Twenty new listings available this morning including several high end homes and a couple of starters. Our headline listing comes from a neighborhood we have featured a number of times here on 1rg.com.

View all of the new ones by clicking on the link right above the image. 935 Turlough Trail, Alpharetta GA 30022 came on the market with an initial offer price of $635,900. Glen Abbey is a terrific larger swim/tennis community off of Kimball Bridge Rd. in a terrific west Alpharetta location. This is one of those must see communities for those in this price range. Plus, as you see from the article below, Alpharetta High School is ranked in the top 400 high schools in the country by Newsweek. Just a terrific combination here.

The only concern on this listing is that all of the recent sales in the community are below $612,000. With a new listing that is well received but possibly overpriced you must move cautiously understanding that the appraisal could cause some hiccups and a potential renegotiation if the home is “bid up”.


North Fulton High Schools among top in nation

Milton High School

Four north Fulton schools have been included on Newsweek magazine’s list of 1,623 top-ranking public high schools in the nation.

Milton High School ranked 313, with Alpharetta High School close behind at 345, Roswell High School at 399 and Northview High School at 410.

“Being recognized as one of Newsweek’s top high schools is not only a testament of the hard work of our students, teachers and staff, but a reflection of our community’s support for its high school,” said Roswell High School Principal Ed Spurka.

All public schools in the nation, including charter schools, were ranked according to a challenge index devised by the magazine.

The ranking comes from the number of Advanced Placement and International Baccalaureate tests taken by all students at a school in 2009 divided by the number of graduating seniors.

Using this measurement each school on the list was identified as being within the top six percent of all U.S. public schools.

Earlier this school year, the same schools also received national recognition as Advanced Placement Merit Schools. Each of the four schools made last year’s Newsweek list, as well.

Northview High School principal Pamela Spalla said making the list is one indicator of the school’s success.

“Each year we send many of our students to the most prestigious of universities, but also out into the work force, into the military or onto trade and technical schools,” said Ms. Spalla.

“Northview and its teachers excel at preparing students to fulfill their ambitions. It has been a joy to see our efforts acknowledged year after year.”
