Renovated in White Columns

New homes listed in Roswell, Milton, Alpharetta and Johns Creek April 5th, 2010

It’s a typical Monday morning with very little activity on the market. The homes that are newly listed are accessible in the link above. The image on the right is the renovated kitchen from 560 Glen Hampton Drive, Alpharetta GA 30004 which was listed for $799,000. The listing denotes Alpharetta but this is obviously in the heart of Milton in the White Columns neighborhood.

White Columns is without a doubt one of if not the most sought after communities in Milton. There is quite a variety of style, age, updates etc in White Columns. We will be featuring a subdivision review and video of White Columns as we finish up in Milton over the next couple of weeks.

This is a reasonable price point for entry into White Columns considering the top of the line renovations. The home also overlooks the first hole of the golf course. Alvin Estates is offering some pretty good deals on newer homes. I just moved a buddy into this community. 3340 Switchbark Lane, Alpharetta GA 30022 was listed this morning for $550,000. This is quite a bit of home for the money here in a good location with excellent primary schools and a good high school.

Homes on the market this morning in Roswell, Milton, Alpharetta and Johns Creek March 31st 2010

This is one of those mornings and weeks where several things are at work. First, it is the end of the month so agents are much more focused on getting their buyers closed than getting their new listings on the market. Additionally, couples with expiring listings are giving it a shot with another agent who they believe can do a better job and the home is thus re-listed. The last week of each month is the slowest for new listings and it is also the slowest for my website traffic for what may be similar reasons.

I imagine the new listings aren’t necessarily going to blow anyone away who is looking in several areas whether it’s Roswell, Milton, Johns Creek or whatever. I might venture to guess though that families focused certain neighborhoods will be happy to see the new homes on the market in neighborhoods like Enniskerry, Edenwilde and Westchester… Read the rest of this entry »

The new homes on the market have left me speechless this morning and not necessarily in a good way. There’s just not a whole lot that I feel needs to be highlighted due to the home or the price.

There is quite a variety with a number of new listings in all price points. White Columns continues to place properties on the market this morning as it has over the past few weeks. Obviously, those high end listings in White Columns are exceptional but you don’t need me to tell you that. 624 Glenover Drive, Alpharetta GA 30004 came on the market for $1,200,000. Stucco day with seven new listings

Understandably, I do get a lot of questions from anxious clients wondering about whether they should seriously consider a stucco exterior home like the one on the left. This is a nice home newly listed this morning in Oxford Mill. 580 Dartington Way, Johns Creek 30022 was listed this morning for $569,000.

The fact is that “stucco” is on the mind of home buyers today more than ever before. It has become a stigma that is probably a little bit out of control. A well maintained hard coat stucco home will more than likely give you little to no problems if you continue to maintain the property as needed. The problem though that these stucco owners face is this stigma described above. Buyers are extra sensitive and picky about traipsing through and making an offer. They might be ok with stucco but they are worried about the NEXT buyer once they decide to sell. It’s a valid concern. It has been imprinted on the minds of buyers and probably most people reading this blog. Will this stigma fall away over time? It’s possible but only time will tell.
