Sorry guys but I am running out the door to a meeting and have hardly had time to glance at what is new. I will try and post some thoughts by noon today. There isn’t much out there new today but a couple look interesting and a couple have awful photos…what’s new?

Also, thanks for the kind words yesterday from Pam and Maggie. I really appreciate the positive feedback on the site. It sounds like we are doing something right here. It is a lot of hard work but it makes it worth it to know that people are getting some help that they need! As Pam and I discussed, finding a home is hard work and your time must be spent efficiently or it might get the best of you.


Spanning the Roswell area homes market

You know we’re posting the new listings early when very few have any pictures up yet. No worries though…they should be coming up as we move throughout the day. I know I harp on it all the time but it is just so critical- no photos much less professional photography and no staging. I spoke with a long time staging expert yesterday who said she has hardly any business. She has her home listed for sale and has staged it obviously. She says she gets an incredible number of showings…even at a price point that is higher than comparable homes!!! In other words, her home is priced too high and she STILL gets showings.

All of the new listings are posted this morning in the link above for easy review. Triple Crown, which we have feature video footage of in the subdivision video category, is always a standout whenever new listings appear. 216 Affirmed Court, Milton GA 30004 came on the market this morning for $882,500. There is also a new listing in popular Roswell Place Subdivision but it is only three bedrooms. Another three bedroom possibility at a lower price point is 630 Sweet Gum Forest Lane, Alpharetta GA 30005 is a 3/2 split bedroom that was listed for $239,900 and features some nice interior updates. Sentinel on the River leads the charge

There are a handful of new listings today which are posted below for your viewing pleasure. I try and stay away from attacking a specific listing on this site for a number of reasons. Most people can make up their own minds and decide for themselves about a home anyway…especially since they will be the ones writing the check at closing. My main job on these daily posts is to give some on the ground insight into neighborhoods, areas, schools, activities etc. I think that’s the most powerful advice someone in my position can give.

The most powerful tool I can offer is the Organic Home Search which a couple of families signed up for this weekend. I heard back from one that they can’t believe they waited so long. Roswell vs Milton

Roswell vs Milton. Milton vs Roswell. Which location is better? Which city has the most to offer for my family?

This is like asking which is better…chocolate chip cookies or chocolate cake? Muhammed Ali or Joe Frazier? Backstreet Boys or N’Sync (did I really just say that?) Ultimately, it depends on what you’re in the mood for. These two cities just happen to be my favorite cities in metro Atlanta and the center of my real estate business. This site is dedicated to Roswell but Milton is just as important to what I do and overall it is just as impressive as Roswell although for different reasons. Hiring a Buyer’s Agent

Buying a home is an exciting and complex adventure. Like with any tough decision in life, typically the best decisions in real estate are made when an individual makes use of helpful resources in the form of advice, mentoring and tools available at their disposal.

In Georgia, Buyers Agents act solely on behalf of the buyer and owes a fiduciary duty of utmost care, integrity, honesty and loyalty in dealings with the Buyer. The agent will negotiate on behalf of, and act as an advocate for the buyer. Who wouldn’t want an agent that is an expert in the area acting solely on their behalf with their best interests in mind? The question that naturally comes up next is- How much will it cost me? The answer is that in almost all cases, the seller of the purchase property will pay the buyer agent a commission for bringing a willing and able buyer into the fold. It is extremely rare that the buyer will pay the buyer’s agent for their time and service in assisting the home search. If this does happen, it is not unusual for the buyer and agent to work something out.
