I wanted to take a brief moment this morning and bring everyone up to speed on where 1RoswellGA.com is heading in 2011.
Without a doubt, the biggest change happened recently when I decided to move the new listings report and discussions off line by creating an opt-in system. Prior to this, each morning I created a blog post with a link anyone could use to access new homes for sale in Roswell and North Fulton as well as a brief discussion on a featured home for sale or other items to look for. For a number of reasons I decided it was best to move this discussion off-line. Use the “New Listing” link above to learn about the new system and how to participate.
That’s the bad news, what about some good news? The good news is that as we move into the new year and Spring arrives I will be adding a lot of new content. The “Subdivision Videos” link has been a great source of information for home buyers in Roswell, Alpharetta and Milton. I have a large number of subdivisions already covered but there is still much more to do- especially in Milton, Alpharetta and Johns Creek. Plus, some of the older videos that were shot with a non-HD camera need to be replaced by HD video. All in all, if you are interested in this area I want you to be able to come to this site and find information on any community which would include descriptions, high definition video and homes for sale etc.
New visitors to the site will also begin to see new video blog entries from me discussing a range of real estate topics related to new construction, investing, negotiations etc. I will be adding new videos throughout the year. There will be fewer blog entries than before but my hope is that the quality of each post will be high.
Finally, I will continue to update the blog with local news and information of interest. Please feel free to call or email with any questions.

Understandably, it is incredibly slow right now with new homes for sale in Roswell. Only four new listings today all in Roswell and unfortunately only one currently has a picture. If you are wondering, this is not atypical for brand new listings. Many agents post the listing and then post pictures later. This is not a good business practice though since the most serious home seekers will be set up on a gateway page or email notice to see new homes immediately.
There is a short sale to keep an eye on. Four bedrooms and four full bathrooms. It is a smaller community right off of King Rd near Cox Road.
Feel free to let me know at any point if you are ready to graduate to an organic search/ buyer gateway where you can save listings, comment and manage a home search as opposed to these listing emails which don’t allow you to sort the homes etc.

1. Reviewing new listings each morning will do a couple of things to assist your home search. First, you are getting direct access to our Atlanta listing service- FMLS as early as any real estate agent and much earlier than any other home seeker using ANY other online search tool. Those searches do not update until later in the day. They are unpredictable and unreliable for serious home seekers. Second, taking even a few minutes each morning looking through the new homes will begin to create a 6th sense about pricing and value. You will be able to recognize potential value. It’s not easy! Most homes are still severely overpriced. That is not to say we should throw overpriced homes out the window. We never know how a seller is going to negotiate.
2. As you already know, new listings coming up this time of year will be somewhat sparse. However, there are deals to be had as sellers on new listings will be as aggressive now as anytime of the year although some will show an unwillingness to negotiate much at all during the slowest time right around the holidays. Plus, we have been seeing some excellent foreclosure and short sale activity recently. The competition on those distressed sales is still extremely high. Plus, the waiting period for response from bank/investor is as high as it has been.
3. One of the biggest problems you will find with North Fulton properties is a lack of that 3rd full bathroom. As seen in the one of the new properties in a popular lake community in Alpharetta. It has great character, great year for building, somewhat compartmentalized but overall is solid. Listed by a smart listing team and priced pretty well. However, we would love an additional full bathroom to create a long term solution for a family with 2 or 3 children. This isn’t a deal killer but we are seeking perfection and these 2/1 bath homes might become a thorn in your side if seeking reasonable prices for your families dream home.
