MARKET REVIEW:
Fifteen new homes for sale this morning in Roswell, Milton, Alpharetta and Johns Creek. This includes two new distressed possibilities both on the higher end.
Most notably among the possible distressed homes is a new listing in White Columns. It is showing as a “potential short sale” but no mention of any approval process with the bank. You have to assume that they are early on in the process here and it might be one to watch at this point depending on how it prices out.
One of my favorite listings this morning especially for those families with children comes from Medlock Bridge Subdivision which is right off of Medlock Bridge Rd/141. This community is outstanding for kids as it boasts two sets of clubhouses,pools and playgrounds, 12 lighted tennis courts, all sports field and basketball courts. Now how many of us can say we had all of that growing up! Have a greaaaat Thursday!

Nice round number today. Ten new homes on the market this morning in North Fulton including homes for sale in Roswell, Milton, Johns Creek and Alpharetta. There is one new foreclosed home in Sentinel on the River that you will want to take a look at. Currently there are no images but hopefully the agent will be posting those soon.
I love Parsons Run Subdivision in Johns Creek. We have video posted on the website. This new listing is our headline home for sale today out of a great neighborhood with a great location and multiple access points. 5370 Hampstead Way, Johns Creek GA 30097 was listed this morning for $400,000. 17 new listings on the market this morning in North Fulton. Ultra high end listing in Litchfield Hundred needs some images and virtual tour. Personally, I was pleased with the new one out of Mayfair and the Hillside Elementary district.
615 Holyrood Way, Johns Creek, GA 30022 was listed for $369,900. This year, 1986, is typically a great year for a home build. The property has 6 bedrooms with 3 full and one half bathroom. The kitchen is not exhibited in total on the images or tour but what can be seen looks nice enough with potentially some character. The backyard needs some to have some life infused into it.
The new listing in Windward probably tops off the day. 420 Newport Heights, Alpharetta GA 30005 came on the market with an initial asking price of $548,000 with five bedrooms and five and a half bathrooms. Built 1993 it appears almost completely updated and features a back area pool. The synthetic stucco and negative reaction many buyers have to it is what keeps this one from moving from the top today.

A great property in a tremendous neighborhood at a solid starting price is our headliner this morning. This one was easy this morning. Sometimes it is tough to say one home stands out over another but i can sleep easy tonight. 11165 Bentley Chase Drive, Johns Creek GA 30097 was listed for $308,000.
Parsons Run is mid-sized community off of Abbotts Bridge Road in the hugely popular Northview High School district which was recently featured as having one of the top two SAT scoring reports for Fulton. This is a 4 bedroom three full bath and 2 half bath home built in a great year- 1986.
