Thirty-five new homes for sale in North Fulton for your discerning eye this morning. That list includes two ho-hum new foreclosure and short sale homes which are also listed in the separate section exclusive for distressed listings.

Milton is home to your heart today. Sure, there are a lot of new properties but not a lot that REALLY get the blood pumping or I can give you some real guidance on. If you haven’t noticed, finding a great home takes a lot of hard work.

MARKET UPDATE:

Three new listings up for sale this morning including a beautiful new cedar constructed home in White Columns. No new distressed sales and still no images for the new foreclosure in Sentinel on the River.

Atlanta was recently ranked #9 in a list of the best cities for young professionals. This is well deserved in my opinion and maybe even a little low. Once these singles marry up and settle down they will disperse to the northern suburbs as well as Decatur and East Atlanta.

SUMMARY:

Twenty-four new Roswell homes for sale plus Alpharetta, Milton and Johns Creek. Use the link at the top of the post to view them all. Honestly, there is a heckuva lot to chew on today. We’ll get to my top three listings below. Overall, there are just a lot of properties in need of some updates to attract the most picky buyers. I have met only a handful of non-picky buyers over the past 12 months. Also- there is a new listing today that is a solid home with horrible photography. The exterior photo looks like it comes from winter when we are in the  middle of July. It makes the home look dreary and avoidable. Please take special special care to make sure the photos on your home listing make the house POP!

TOP 3 NEW HOMES FOR SALE IN ROSWELL, MILTON, ALPHARETTA & JOHNS CREEK

1. 6235 Bannerhorn Run, Alpharetta GA 30005 listed for $269,900: Photos leave something to be desired but this is a great build year- 1989 and a good price for five bedrooms in Windward. Great location close to the elementary school as well as Webb Bridge Park. The hardwoods and master bed and bath create a good spark for this one to close soon.

2. 355 Wickerberry Lane, Roswell GA 30075 listed for $289,900: I do love Wickerberry subdivision. View our subdivision video. Very wooded, fantastic location with a couple block walk to Canton St from the eastern end of the community. This home has a lot to offer. The price seems like a good starting point. Great school district and terrific commute possibilities.

3. 14125 Phillips Circle, Alpharetta GA 30004 listed for $699,000: Fantastic opportunity for those looking for the good life. Over 3 acres with four stall horse barn and pasture. The home is nothing to sneeze at either. Three side wrap around porch, chef’s kitchen, five bedrooms and five full baths.

SUMMARY:

Twenty eight new homes for sale in Roswell, Milton, Alpharetta and Johns Creek. What stood out to me today were a couple homes on both ends of the spectrum and we’ll get to those in just a second. It is disappointing to continue to see so many overpriced listings. This market is cut throat and if you aren’t priced at market then you will not sell- exceptions being some homes close to historic Roswell, downtown Alpharetta plus a couple of other areas.

TOP 3 NEW HOMES FOR SALE IN NORTH FULTON:

1. 655 Crab Orchard Drive, Roswell GA 30076 listed for $203,000: Solid school district, updated kitchen, 3 bedrooms for right at $200k? That puts this one at the top even on a great day which this isn’t. Northwood Elementary School gets lost in the shuffle sometimes but the reports on this primary school are very good.

2. 780 Colonial Lane, Milton GA 30004 listed for $619,000: This home is pictured above. I am a fan of hardiplank. It has a classic look that is easily maintained and works well here to create a more affordable opportunity in what is probably the most popular community in Milton and one of the top in North Atlanta. The backyard and covered deck area create the pop needed to go along with a solid interior.

3. 15195 Sandpoint Trace, Alpharetta GA 30004: There could be some opportunity here depending on the level of interest. This is a corporate owner scenario with a home that needs some touches. Pricing here is absolutely critical and a situation where it might make some sense to throw an offer at them. Very interested to see what happens on this one.


Money Magazine tabs Roswell & New Listings

New homes listed for sale in Roswell, Alpharetta, Milton and Johns Creek July 15th, 2010

There was an interesting article in the Wall Street Journal written by Nick Timiraos regarding another new policy by Fannie Mae. If a mortgage holder defaults or walks away from a mortgage they can afford to pay then FNMA wants to lock them out from getting a new mortgage for seven years. Borrowers have to show that they made an effort with the lender or document extenuating circumstances in order to avoid this penalty.

It is admirable for FNMA to crack down on what has become vogue for some to simply walk away from a mortgage that is underwater…especially in some western states. The problem is that Fannie Mae is unable to regulate itself- much less regulate an issue that will be extremely difficult to monitor or prove. There have been numerous guideline changes within Fannie over the past year and yet it is still struggling and in need of government infused cash.

You might have seen Money Magazine’s list of the top 100 places to live for 2010. Did anyone catch #76? If not I’ll fill you in right now. It was non other than Roswell, GA! We’re #76! We’re #76!
