Go online to get up to date info on homes for sale? Uh oh!

I have a somewhat newer client I have been assisting in finding a great home in the Sweet Apple Elementary district in Roswell. They were insistent on making sure they stay in that district since it is where they are currently zoned now. We went ahead and set up a Buyer Gateway/Organic Search for that area and their price point and off we went.

Unbeknownst to me, the client started to open up their area of interest to other parts of Roswell including the Mountain Park and Roswell North Elementary districts. They started to go online to some of the search sites like Zillow and Trulia among others. After a month or so they sent me a list of eight homes they wanted to see. We set a time and I went to the office to begin scheduling. There was only one small problem. Of the eight homes, only one was still currently active on the market. Three had pending offers, a couple has been sold and a couple has been withdrawn from the market.

Here’s the rub and this is what all home buyers should know but few do- online search sites like Zillow, Trulia, Redfin etc etc the list goes on and on have  information that is 100% populated by individual agents. They are not linked directly to the listing services. Agents are more than happy to enter the information on these sites to advertise when a home is first listed. But once the home has an offer or is sold or is taken off the market there is no incentive to update their posts with the new information. Read the rest of this entry »


Relocating to Roswell, GA

Here’s the proverbial understatement as an opening line for a quick article- Relocating can be a stressful time for a family. Is that understated enough?

Personally, I have been fortunate…or unfortunate depending on your perspective to have stayed in the same city my entire life. I am lucky to have grown up in a great place like Atlanta. Granted, it has seen its ups and downs and has its fair share of problems. I’ve experienced the ghost town of the downtown and midtown area after work hours in the 1980′s. I’ve seen the sprawl take hold in the 1990′s and expand “Atlanta” beyond Fulton County into the 13 County Non-Attainment Region. I’ve also seen the revitalization of downtown, midtown and many historic and classic areas of the city from Highlands, Decatur, Inman Park, Grant Park, Druid Hills just to name a few… Read the rest of this entry »


Find a great real estate attorney

There is really no doubt about it. Buyer’s and sellers can be extremely intimidated by the home buying process. I think this is in large part due to the fact that is something most of us just don’t do very often.

I was recently in the market for a new computer. Unfortunately, my former computer of four years was eaten alive by a virus and I was all of a sudden thrust into the computer marketplace. I was extremely overwhelmed by the situation since I needed something immediately. I just wasn’t up to speed on the latest and greatest in the computer market. I had to rely on sales people to guide my purchase and ultimately I think it worked out ok. Roswell vs Milton

Roswell vs Milton. Milton vs Roswell. Which location is better? Which city has the most to offer for my family?

This is like asking which is better…chocolate chip cookies or chocolate cake? Muhammed Ali or Joe Frazier? Backstreet Boys or N’Sync (did I really just say that?) Ultimately, it depends on what you’re in the mood for. These two cities just happen to be my favorite cities in metro Atlanta and the center of my real estate business. This site is dedicated to Roswell but Milton is just as important to what I do and overall it is just as impressive as Roswell although for different reasons. Buying into an HOA

Whether it’s Roswell, GA or Roswell, NM…If you are considering buying into a new development, you should think about what happens if the builder is foreclosed on. Who would be responsible for handling any problems with community tennis courts, swimming pools and playgrounds? Who would be in charge of fixing the roads if you purchased a home in a gated, private development?

As defined by the Community Associations Institute, a homeowners association provides a communal basis for preserving, maintaining and enhancing homes and property.
