I have decided to forgo our normal Roswell homes post today due to a small amount of Roswell market activity. Instead, I think it’s a perfect time to focus some attention on the new appraisal process and the impact it is having on all real estate transactions. Why would you want to read this article? A fellow agent told me this week that 4 of her last 5 purchase deals had appraised below the sales price agreed to by all parties. The last of which came in over $40k below the sales price. Why is this happening? Find out below.
There are tremors running throughout the real estate market. Are they a forewarning of an aftershock following the plummet we have already experienced throughout the US?
Let’s take a really quick look back. Unless you have been under a rock or in North Korea (wonder which would be preferable?) you’ve witnessed the US government commit a vast vast amount of taxpayer dollars towards pushing the real estate market into a recovery. They have committed over 1 trillion dollars towards buying mortgage coupons in order to artificially hold interest rates down. This is the reason we have seen rates in the 4′s and low 5′s even with looming inflation concerns… Read the rest of this entry »
Today we are foregoing our typical market update and Roswell homes feature post on a new listing or price change. That’s because I am ready to announce a new program for buyers that has been in the works.

The first person listed, the real estate agent, is distinguishable from the others in that typically the buyer will have interviewed a few agents and will have decided on the agent of choice on their own. The agent then will typically become the driving force behind providing contacts for those other services… Read the rest of this entry »
Buying a home is an exciting and complex adventure. Like with any tough decision in life, typically the best decisions in real estate are made when an individual makes use of helpful resources in the form of advice, mentoring and tools available at their disposal.
In Georgia, Buyers Agents act solely on behalf of the buyer and owes a fiduciary duty of utmost care, integrity, honesty and loyalty in dealings with the Buyer. The agent will negotiate on behalf of, and act as an advocate for the buyer. Who wouldn’t want an agent that is an expert in the area acting solely on their behalf with their best interests in mind? The question that naturally comes up next is- How much will it cost me? The answer is that in almost all cases, the seller of the purchase property will pay the buyer agent a commission for bringing a willing and able buyer into the fold. It is extremely rare that the buyer will pay the buyer’s agent for their time and service in assisting the home search. If this does happen, it is not unusual for the buyer and agent to work something out. A quality buyer’s agent will never let their commission stand in the way of your dream home… Read the rest of this entry »
