For the fifth month in a row, existing home sales moved up again last month. According to the NAR (National Association of Realtors), existing home sales rose from 4.7 million in November to 5.28 million in December- an increase of 12.3%.
That is the highest mark since June which also marked the end of the home buyer tax credit and peak buying season in most years.
It is difficult to portray the national perspective since I only focus on the local areas I cover. However, the national picture is a little more gloomy in my opinion. Home prices in Atlanta have been relatively stable in popular price points from 200-400k especially. The fact remains though that there is still tremendous inventory available and it only stands to get worse as distressed properties continue to flood the market.
Locally, the Roswell and North Fulton market activity has spiked in early 2011. The traffic to this website has increased significantly starting in January which will mark the highest volume to the site in its short history. My gut feeling is that many people have finally caught on to how low mortgage rates are and have put plans in motion to take advantage in addition to those researching relocations for the Spring.

Alayne Graham’s local fame as a pie maker extraordinaire is about to spread to food lovers across the nation.
Producers for a new show on The Cooking Channel, an offshoot of Food Network, came a’callin at Ms Graham’s shop. The Pie Hole, on Sept. 18 to film a segment for a TV show.
“I was scared out of my shoes,” Ms. Graham said with a laugh. “Having never done anything like this, I was very very intimidated.”
A self taught baker who opened her shop just a year ago, Ms Graham has attracted a steadily growing band of fans who snatch up her made-from-scratch creations, which include old-fashioned favorites like lemon chess, chocolate chess, coconut, Derby, orange buttermilk and pecan. In Dr. Steven Miletto’s view, he and Centennial High School were meant for each other.
“Did you ever just have the feeling you were called someplace?” Miletto said.
An east Cobb resident who lives in the small sliver of that county with a Roswell address, Miletto and his family have always shopped, played and gone to church in Roswell.
Until this year, he was principal of Osborne High School in Cobb, where his work was recognized nationally by Newsweek Magazine for improving student achievement. Named Georgia Principal of the Year in 2009 by the Georgia Association of Educational Leaders, Miletto later became one of three finalists for the national title. Read the rest of this entry »

Earlier this month, the city of Roswell was named one of the best places to live in the United States by Money Magazine.
Roswell came in at number 76 out of 100 cities with population between 50,000 and 300,000 residents.
“We have focused on being a good place to live, so it’s great when our efforts are recognized,” Roswell Mayor Jere Wood said. “This isn’t the first time Roswell has been recognized like this, but it’s great that we are continuing to stand out.” Read the rest of this entry »
