Lots of good stuff in Alpharetta and Roswell

All new listings in North Fulton April 10th, 2010

I have to run out the door for a bunch of showings today and running behind so I am going to have to miss posting some thoughts on the new listings for today. Please call or email with any questions about anything you see. I have some more general thoughts on a couple of real estate related issues that will be making their way onto the site soon. Two of the articles are going to be posted in the Roswell Current for May and June. They are looking to start a real estate series. I will link those when they come out the first few days in May.

Another very important post will be coming this week regarding the rise of interest rates. As you may or may not know, the Fed has moved out of the mortgage market. They have been in there buying up MBS (mortgage backed securities) for the past year and a half at least which have kept rates very low. They just exited the MBS market last week and rates are already starting to rise and will continue to do so. I KNOW you get sick of agents telling you that NOW is the time to buy (I get sick of it myself). But, it might be a good time to take a hard look at it if you are on the fence! I can’t believe I just sounded like a typical agent.

All of the new home listings are up for viewing in the link above. One of the things that might aid in making me a successful agent is that I am quite picky. Many times I am pickier than my buyers.

When the guys over at the Roswell Current were interviewing agents to publish a monthly editorial they said the same thing. They said I was the only agent to present a balanced perspective on the market…not just pie in the sky positive but some negative as well. Anyway, that’s my long winded way of saying I see a lot of negative this morning with the new listings.

I do like the new home for sale in Lakeside at Ansley. We do have a Subdivision Video and Review posted in that category on the right side of the website for those interested.

Starter homes bonanza today

Homes listed this morning March 15, 2010 in Roswell, Milton, Johns Creek and Alpharetta

There aren’t many new listings to wake up to this morning but the ones that have appeared definitely fit into the first home category. The eight new homes have prices that range from $150,000 to $379,900 and can be viewed by using the link above.

There’s nothing that stands out as a tremendous location or even worth making much of a note of. In fact, a couple of the new homes are off of fairly major roads like Cumming Street and Old Alpharetta Hwy.

The image posted is of 310 Old Pewter Way, Alpharetta GA 30022 which was listed for $379,900. This is out of the Hartridge Subdivision which is in a dense cluster of residential properties…definitely no issues with road noise or major thoroughfares here. Happy Holidays from your Roswell team

We have taken a slight leave of absence for the holiday break as you might have noticed. Or, maybe it was just a food coma? Either way I needed a little time off from my daily blogging activities. It does take a lot of time and effort to monitor and discuss every new house listing, price change and sale in the areas we follow.

Overall, the website has grown very well in its first year of existence. We fully expect to grow by the same amount if not more in 2010. The goal at the beginning was to provide useful information that was current. Being current and up to date was a big thing for us. I felt that the up the minute community information was basically nowhere to be found online. It is true that there are plenty of sites that provide all listings but I have yet to find another that has the pulse of the new homes for sale as well as other community interests like we do. I also wanted the site to become a trial run for prospective home sellers and buyers to get a feel for who we are and just how hard we work.

There is plenty of great stuff to come in 2010. As I always like to say- you are either improving or falling back to the pack so expect 1roswellga.com to continue to grow its influence among our community and those looking to join it. Have a great turn of the decade and get ready for a big 2010!
