1. Reviewing new listings each morning will do a couple of things to assist your home search. First, you are getting direct access to our Atlanta listing service- FMLS as early as any real estate agent and much earlier than any other home seeker using ANY other online search tool. Those searches do not update until later in the day. They are unpredictable and unreliable for serious home seekers. Second, taking even a few minutes each morning looking through the new homes will begin to create a 6th sense about pricing and value. You will be able to recognize potential value. It’s not easy! Most homes are still severely overpriced. That is not to say we should throw overpriced homes out the window. We never know how a seller is going to negotiate.
2. As you already know, new listings coming up this time of year will be somewhat sparse. However, there are deals to be had as sellers on new listings will be as aggressive now as anytime of the year although some will show an unwillingness to negotiate much at all during the slowest time right around the holidays. Plus, we have been seeing some excellent foreclosure and short sale activity recently. The competition on those distressed sales is still extremely high. Plus, the waiting period for response from bank/investor is as high as it has been.
3. One of the biggest problems you will find with North Fulton properties is a lack of that 3rd full bathroom. As seen in the one of the new properties in a popular lake community in Alpharetta. It has great character, great year for building, somewhat compartmentalized but overall is solid. Listed by a smart listing team and priced pretty well. However, we would love an additional full bathroom to create a long term solution for a family with 2 or 3 children. This isn’t a deal killer but we are seeking perfection and these 2/1 bath homes might become a thorn in your side if seeking reasonable prices for your families dream home.

I am transitioning the way we provide our popular new listings report to you. Our listing service has requested that we no longer publish a direct link to new listings on the website due to server issues. The server drain and volume were beginning to become problematic.
However, abandoning this routine is not an option. Tracking the new listings is critically important for a serious buyer. These reports bring the new listings to you before any other online service, between 6-24 hours faster. Plus, it gives you a better perspective on pricing and the great new homes on the market sell extremely fast! Early bird gets the worm right? Nowhere else is this more true than in real estate.
From here on out you will still have access to new homes for sale in Roswell, Milton, Alpharetta and Johns Creek though an opt-in system. In other words, you just need to email me and ask to be put on our morning update list. Once you are added, each morning you will receive all new listings and my take on these new properties in text form now and video form down the road. Each morning you will get one email from me. You can join us at any time and you can opt-out at any time. No strings, no other marketing emails, you will receive nothing else from me other than the one email each day.
Why is this important? Why can’t you just go to an IDX based search and see listings? 1. IDX searches do not update until later in the afternoon. You will see new homes for sale much earlier than anyone else. 2. You get my commentary and can easily respond with questions and concerns based on your situation.

Alayne Graham’s local fame as a pie maker extraordinaire is about to spread to food lovers across the nation.
Producers for a new show on The Cooking Channel, an offshoot of Food Network, came a’callin at Ms Graham’s shop. The Pie Hole, on Sept. 18 to film a segment for a TV show.
“I was scared out of my shoes,” Ms. Graham said with a laugh. “Having never done anything like this, I was very very intimidated.”
A self taught baker who opened her shop just a year ago, Ms Graham has attracted a steadily growing band of fans who snatch up her made-from-scratch creations, which include old-fashioned favorites like lemon chess, chocolate chess, coconut, Derby, orange buttermilk and pecan. In Dr. Steven Miletto’s view, he and Centennial High School were meant for each other.
“Did you ever just have the feeling you were called someplace?” Miletto said.
An east Cobb resident who lives in the small sliver of that county with a Roswell address, Miletto and his family have always shopped, played and gone to church in Roswell.
Until this year, he was principal of Osborne High School in Cobb, where his work was recognized nationally by Newsweek Magazine for improving student achievement. Named Georgia Principal of the Year in 2009 by the Georgia Association of Educational Leaders, Miletto later became one of three finalists for the national title. Read the rest of this entry »
