SUMMARY:
Twenty-four new listings in Roswell, Alpharetta, Milton and Johns Creek this morning July 22nd, 2010. There is one short sale that just listed that stands above and we will get to that one in a moment. There are a couple of solid new homes for sale in Country Club of the South although one does not currently list the number of beds and baths. Solid new listing in Nesbit Lakes leads the way on the new listing front for today. Please use the link above to view all 25 new homes for sale. In addition, the tab at the top of the screen titled “Foreclosures & Short Sales” has been updated with the new distressed home listings from today. I believe there are 5 of them.
100 Shadow Creek Chase, Alpharetta GA 30022 came on the market for $499,000. This is a Stephen Fuller Colonial design with an impressive exterior although the sloping front yard can be a drawback for those with kids. Large open kitchen and updated master bath help push this one forward as well as a finished terrace level that has lot to offer.
Seven Hills has a new one as well as popular Westchester in Roswell provides a new home for sale as well. The southernmost location happens to be the lowest priced new home this morning with 9690 Loblolly Lane out of Cedar Creek for $114,000. This could be a potential rental property with such a tremendous commutable location.

Twenty new listings available this morning including several high end homes and a couple of starters. Our headline listing comes from a neighborhood we have featured a number of times here on 1rg.com.
View all of the new ones by clicking on the link right above the image. 935 Turlough Trail, Alpharetta GA 30022 came on the market with an initial offer price of $635,900. Glen Abbey is a terrific larger swim/tennis community off of Kimball Bridge Rd. in a terrific west Alpharetta location. This is one of those must see communities for those in this price range. Plus, as you see from the article below, Alpharetta High School is ranked in the top 400 high schools in the country by Newsweek. Just a terrific combination here.
The only concern on this listing is that all of the recent sales in the community are below $612,000. With a new listing that is well received but possibly overpriced you must move cautiously understanding that the appraisal could cause some hiccups and a potential renegotiation if the home is “bid up”.

32 new homes on the market this morning which makes for a busy Saturday. Use the link right above the picture to view them all. Two in Mayfield Place in particular definitely stand out. Mayfield Place is situated in a great location convenient to downtown Alpharetta and Willis Park but also in the highly coveted Milton High School district.
1315 Mayfield Manor Drive, Alpharetta GA 30009 came up this morning with an initial asking price of $325,000. The home features five bedrooms and 2.5 bathrooms on over 1/2 an acre. In addition, 1445 Richards Circle, Alpharetta GA 30009 was listed at $385,000. This one features five bedrooms with 3.5 bathrooms and finished terrace level. These appear to be priced competitively at first glance which is important when going after brand new listings!
There is also a potential short sale on the market also in Alpharetta. 4470 May Apple Drive, Alpharetta GA 30005 was listed for $274,900 out of Park Forest Subdivision. This one features 6 bedrooms with 5 bathrooms. This is a nice opportunity at this price assuming little to no obsolescence.
