Copy of the listing #4250855 into our Home Search engine to view the home. 265 Foxley Way, Roswell GA 30075 came on the market with a price tag of $420,000. The upgrades are numerous. Fantastic brick on three sides, large updated kitchen, finished terrace and flat backyard. The community is currently zoned to Mountain Park Elementary which is typically considered one of the best in the area.

I have a somewhat newer client I have been assisting in finding a great home in the Sweet Apple Elementary district in Roswell. They were insistent on making sure they stay in that district since it is where they are currently zoned now. We went ahead and set up a Buyer Gateway/Organic Search for that area and their price point and off we went.
Unbeknownst to me, the client started to open up their area of interest to other parts of Roswell including the Mountain Park and Roswell North Elementary districts. They started to go online to some of the search sites like Zillow and Trulia among others. After a month or so they sent me a list of eight homes they wanted to see. We set a time and I went to the office to begin scheduling. There was only one small problem. Of the eight homes, only one was still currently active on the market. Three had pending offers, a couple has been sold and a couple has been withdrawn from the market.
Here’s the rub and this is what all home buyers should know but few do- online search sites like Zillow, Trulia, Redfin etc etc the list goes on and on have information that is 100% populated by individual agents. They are not linked directly to the listing services. Agents are more than happy to enter the information on these sites to advertise when a home is first listed. But once the home has an offer or is sold or is taken off the market there is no incentive to update their posts with the new information. Read the rest of this entry »

1. Reviewing new listings each morning will do a couple of things to assist your home search. First, you are getting direct access to our Atlanta listing service- FMLS as early as any real estate agent and much earlier than any other home seeker using ANY other online search tool. Those searches do not update until later in the day. They are unpredictable and unreliable for serious home seekers. Second, taking even a few minutes each morning looking through the new homes will begin to create a 6th sense about pricing and value. You will be able to recognize potential value. It’s not easy! Most homes are still severely overpriced. That is not to say we should throw overpriced homes out the window. We never know how a seller is going to negotiate.
2. As you already know, new listings coming up this time of year will be somewhat sparse. However, there are deals to be had as sellers on new listings will be as aggressive now as anytime of the year although some will show an unwillingness to negotiate much at all during the slowest time right around the holidays. Plus, we have been seeing some excellent foreclosure and short sale activity recently. The competition on those distressed sales is still extremely high. Plus, the waiting period for response from bank/investor is as high as it has been.
3. One of the biggest problems you will find with North Fulton properties is a lack of that 3rd full bathroom. As seen in the one of the new properties in a popular lake community in Alpharetta. It has great character, great year for building, somewhat compartmentalized but overall is solid. Listed by a smart listing team and priced pretty well. However, we would love an additional full bathroom to create a long term solution for a family with 2 or 3 children. This isn’t a deal killer but we are seeking perfection and these 2/1 bath homes might become a thorn in your side if seeking reasonable prices for your families dream home.

Am I going to say anything about the time stamp photography of the new home in the ultra competitive Triple Crown subdivision? You know me…I would NEVER stoop to such a level. There is nothing…wrong…with…a winter…picture……and time stamp. (shakes head)
You can see our featured home to the right out of Willow Springs which doesn’t get enough coverage here on 1RG.com. This is a terrific community and home to Country Club of Roswell.
230 Axton Court, Roswell GA 30076 was listed this morning for $399,000. This home was very recently renovated. The location is great with a short walk to the park plus all of the other amenities available in Willow Springs. Very large master suite with walk-in shower. The pricing here is competitive based on sales this year but as always a closer review is needed.
