MARKET REVIEW:
Fourteen new homes for sale in Roswell, Milton, Alpharetta and Johns Creek this morning which is making for a slower Tuesday that usual. Two new foreclosure/short sales in North Fulton which have been posted. I also posted the one from Sentinel a few days ago again since they uploaded an image…albeit one image. So, take a look at those if you like.
I like to focus these morning posts on the newest listings. The best of the best will sell quickly typically within a couple of weeks. These attractive new homes will appeal to many home seekers. Others are focused on finding a good deal or even a steal. The best opportunities are typically a month or more back so it’s a good idea to create your own home search in order to monitor those properties that have been sitting.

SUMMARY:
I don’t have a whole lot of time today to type but wanted to get the new listings up which are linked right above. There are fifteen new homes for sale in Roswell, Milton, Alpharetta and Johns Creek including two distressed opportunities which are posted separately in the “Foreclosure” section of the website.
One in particular wet my whistle this morning out of Saddle Creek Subdivision, a swim/tennis community off of Houze Road in central Roswell.

SUMMARY:
Thirteen new homes on the market this morning in North Fulton. Use the link to view them all including one new distressed listing in Willow Springs. Not a fan of that price. Odd side note: If you map out all of these properties they form a big circle right around Alpharetta. Pretty cool. And yeah I guess it is sort of slow today if I am having to come with oddities like that to fill time!
TOP 3 NEW HOMES ON THE MARKET:
1. 4245 Loch Highland Pkwy, Roswell GA 30075 listed for $259,900: The price seems pretty reasonable here for four bedrooms and three full bathrooms in popular Loch Highland. Yeah it is in need of a few touches both small and large but I am a fan of this listing and think it will appeal to buyers that are actually in the market right now looking in this price point. Sorry for the late post today. Eighteen new ones on the market in North Fulton today with two distressed properties which have been added to the Foreclosure section that can be accessed above. I wanted to touch on two properties this morning- one new listing and one re-listing in Milton and Roswell respectively.
First is the home with the kitchen pictured to the left out of Nettlebrook Farms right smack in the middle of Milton. It’s always tough for me to resist Nettlebrook Farms. I love the relaxed vibe here and the quality of homes. You can view our subdivision video of Nettlebrook via the “Subdivisions” link above. 845 Nettlebrook Lane, Milton GA 30004 was listed for $889,990 this morning. This home has quite a bit to offer from the large lot which is over an acre. The terrace level is completely finished with full kitchen, media room, billiards room, family room, exercise room plus additional laundry room and a bed and bath. Sheesh. Four car garage, hardwoods in master round out the extravagance. This is a lot of home here. Is it too much for the market and location given the current economy. We will have to wait and see. I would expect the price on this one to settle around $855-860,000.
I also wanted to touch on a “new” re-listing our of Litchfield Hundred- 13165 Addison Road, Roswell GA 30075 which was listed this morning for $798,000. This home has been a must-see of many home seekers over the past year. It was originally listed for $949,800 a year ago last June and has come tumbling all the way down to below $800,000. The exterior shows very well but the decor on the interior ages the home significantly. Some updates and maintenance are needed and in my opinion this price is approaching the opportunity range. A terrific pool, deck area and walking trail in the backyard is a big draw.

Thirty-six new homes listed on the market this morning and a pretty good day overall especially with the addition of Parkeast on Crabapple which is the new John Wieland community that backs right up against Roswell Area Park and has walking access to the park. They have begun work on the first home there and I am extremely interested to see how the homes sell.
The positives are numerous with easy walking distance to the park, Canton St and Crabapple Middle. Plus, there just aren’t any new homes like these in Roswell at this price point. The negative is the fact that it has plenty of frontage on busy Crabapple. Once the trees and shrubs grow in fuller it won’t be as big of an issue. 165 Parkeast Drive, Roswell GA 30075 is listed for $569,900. Always be extremely careful when being one of the first few buyers into any new community. Contact me anytime to begin your own home search.
