We’ve raved about Litchfield 100 and Litchfield Estates numerous times here on 1roswellga.com. This is an executive homes community with large lots (1-2+ acres min), very well designed, spacious with an excellent swim/tennis facility as well. This community feels separated from the rest of Roswell being as far north as it is and has much more of a Milton feel than most any other Roswell location. The wooded feel of this neighborhood is probably the biggest thing that stands out to new visitors. The lots here are extremely wooded. No clear cutting here and good luck to those who are afraid of falling trees. This particular home sits at the far northern end of Lum Crowe Rd which is the main road through Litchfield from Cox Rd.
Our featured home today seems to be in fairly good condition and should be given it was built only 7 years ago. One of the real potential positives here is the age of the home. With any foreclosure situation, the biggest concern are underlying maintenance issues with the home that were overlooked given the financial hardship experienced by the occupying family. In this case, those fears might be minimized when you consider that seven years of overlooked care is not as daunting as it could be. I have no knowledge of any issues whatsoever with this home. I am just speaking in general terms about foreclosures.
This is an interesting home to price out against comparable homes due to the number of bathrooms. As the listing mentions, there is a matching private bathroom for each bedroom. There were three other sales on four bedroom homes in Litchfield in 2009. A 4/2.5 sold on August 31st for $487,000. A 4/3.5 sold March 19th for $455,000. Overall, Horseshoe has a great location with retail conveniences too numerous to name. The access to 400 is relatively simple although Holcomb Bridge @ 400 can get clogged. The community is very pretty and well maintained with a tremendous amount of diversity in the style and age of the homes here.

Is there value in a knowledgeable real estate agent? Is there a value associated with working with someone who can give real insight and help for someone buying or selling a home? What are your beliefs when it comes to Realtors? What are your requirements when you look for one to work with?
As a fellow agent of mine, Michael Costigan, once said on a commercial a few years ago- “I am applying for a job…I want to be your Realtor.” What a perfectly simple description of the situation.
Truth be told, most home sellers and home seekers work via two avenues- “word of mouth” and “availability”. A couple becomes interested in moving to a certain area and begins to research the area both by looking online and driving around. They might find a few homes of interest. At this point they need the help of an agent. They might call on the listing sign and begin to work with a listing agent or they might speak with a friend who says “I used so and so real estate agent” and off they go.
I really hope that this site is and will become a bigger and more valuable resource as time goes on. But the thing about it is that this site for me is also a job application. Who else would be better suited to turn the unknown into the known than someone who spends at least two hours a day researching the homes, schools, activities?

This property comes from a very good year for builders- 1985 (yes ok our house was built that year as well). These seem to always be well built properties with no corners cut. You will discover that many times a home from the mid 80′s will feel much more solid than some you might visit that come from the late 90′s. There was a huge building boom in the late 90′s.
The listing makes mention of a possible winter view of the Chattahoochee which would seem possible given the close proximity to the river. That would definitely be worth checking out from the spacious deck.
There are a number of positive features available with this home. Of most significance might be the amount of space – square footage both inside and out. The house sits on a lot over an acre in size.
